As a mobile notary I have real concerns with virtual notarizations. One of the things I watch for and am responsible for, it to make sure the person signing is signing of their own free will. This is critical when giving others power of attorney or health care directives. If these documents are signed virtually how can it be proved someone outside the view of the camera is not forcing this person to sign. I will most likely resign my commission once California accepts virtual notarization as I am afraid of the consequences.

Remote notarization will undoubtedly increase fraud. Thank you for mentioning this.

Since when is signing a document in front of a notary such a burden? It shouldn't be too easy to transfer property. We should be putting more restrictions to protect seniors and vulnerable population from having to contend with fraud not make it easier.
