why not make a huge pot of sauce, split it up into smaller portions and can it? I make pizza and pasta sauces one time a year and do enough to do a years worth at one shot.

Joe - I know this is old but found your post while looking for another RESPA issue. My attorney told me that as long as the buyer wasn't required to USE Acme for purchase of the property then it is okay. His words were "legal yes, friendly and inviting no." Have an amazing Thanksgiving!

The logic here seems flawed. Shorts Sales have fallen out of favor due to increased housing prices ... or how about increased housing prices have decreased the number of people that require a short sale?

Lenders I work with are happy to take deed in lieu's however they want it listed for 90 days ... often as what? ... a short sale.

There is a state law in (I think) all 50 states against the transport of animals across state lines. The majority of this is due to the fact that these animals - while similar to those already in a location - carry different bacteria that can have an adverse effect on the native population. Think European settlers and small pox walking into the front door of the Inca empire.

With an already weak population they can't jeopardize this.

EDIT: Sorry "guest" I should of excluded pet or domesticated animals. Anything that is wild in nature cannot be transported for these reasons. I had neighbors that grew Elk, deer, and other creatures in Ohio to ship to game farms in Kansas and such. However this law prohibited that sale and killed their business.

i wonder if there would have been an issue with sending it back due to it not having "grown up" in the same environment as the other turtles hence it carries different bacteria and antibodies. Don't know.

In Ohio a small shop you might sneak it through, but the bigger places have blocks to stop it from going through. Govt is too vigorous with checking and gnforcement.

My buddy owns a gas station and yes you "legally" (in Ohio) may be able to pay for lottery with a debit card. However, my buddy has chosen to not allow it because a buyer may say using debit, then runs it as credit and if audited my buddy gets fined and loses his lottery distribution.

"Why Bother" I agree on agents. If you are doing 1-2 transactions how do you justify the costs and expense that goes with the business, I don't know.

As a broker, I am investing in my business and in my abilities to grow this business into something more. The options for being with an independent real estate broker in my area are down to 2 companies ... and I'm going to add another option.

I'm going to agree with Heather on this one. Launching a brokerage end of the year. One agent. No splits because I'll only take money when the company actually turns a profit.

As to your desire for NAR to release information on splits, that goes back to this misunderstanding that it seems everyone in real estate has about "collusion" that mentioning splits / commission rates makes it collusion.

Not 100%, but from my days as an SID, for the NCAA to make a player ineligible it has to have administered the drug test. It's a chain-of-command situation from a legal perspective, but I don't doubt it is more about the NCAA getting to eat its cake (best players in the NCAA College World Series) and the MLB gets it too (has drug testing on players in season).

This is different than the typical Zillow discussion in many ways, it was just exasperated and made clearer due to the zillow factor. How many times have you taken a picture of the sign on a condo unit as a way to market the property and a point of reference?

I've done it. The condo association owns the trademarks associated with its condo names and if it chooses it can enforce it to defend itself. Now, most of them are pro-home owner enough that they understand the process of getting a home sold and what the goal is from taking the photograph.

However, in this case the big company that owns the association is policing its trademark and logos and doesn't want it used in that manner. Due to the process and how the real estate IDX works, it would be surprising if Frank has any further issues.

However, I wouldn't be surprised if the listing broker and listing agent are not required to make adjustments and then to verify that these adjustments have been made.

And I don't think that's a bad thing. Do you?
