That's a good thing.

Some brokers might be shooting themselves in the foot. When Zillow starts using the SOLD data to sort results by broker and agent, things like DOM, Sold Price To List Price Percentage, Per person productivity, etc., brokers who focus more on things like recruiting anyone, instead of consumer focused services and results will be outed. Which, depending on the presentation, may be a good thing for expert brokers and agents. Yea.

In markets where they have Zillow Pro Broker accounts without the SOLD data, I wish the brokers would negotiate disabling the Zestimate in those markets. The wildly inaccurate Guestimate (at least in Houston) is a disservice to consumers and their broker partners and agents.

Thanks for sharing Rob.

Re: Why Are Referrals Still Legal?

Yep.

Re: First Ever Notorious Reader Contest!

My bad. I can tell you that if all an agent has to offer is "traditional and orthodox" marketing methods, she will starve. Progress is made, clients are satisfied and referrals are earned by delivering services that generate the best results. In 2014, traditional and orthodox is the kiss of death.

Imo, the real issue MLSs have with private sales and Pocket Listings is that the integrity of their data sold to and used by various vendors and their members is in jeopardy. If vendors buying data believe that the data they are buying is less accurate, it becomes less valuable. If members believe that the data is less accurate the MLS becomes less valuable (local pro knowledge become more valuable). Anyway you slice it, less valuable data is not a good thing for the MLS. (Perhaps this is why HAR is going state wide with the public facing website? More web visits to the public facing site leads to more ad revenue. Hopefully our HAR dues will go down as a result of the increase in ad revenue?) All these negative Pocket Listing scare tactics wrapped in "you're harming the seller" blah blah is more about MLS self interest than protecting the consumer.

Pocket Listing strategies have their place (which is why they've been around for 100 years) and benefit the seller when used correctly. It goes without saying that we all have fiduciary responsibilities, if we violate those there should be consequences.

Re: AG shutters Agent/Genius

Congratulations and Thank You for all you've done for so many. I am sharing my thoughts which have been shaped by the realities of our real market. In out market responsible Pocket Listing and Coming Soon strategies are in demand by sellers. It could be you don't understand the strategies because you do not practice them and you haven't had any real word experience or conversations with sellers who want to understand the pros and cons and then choose?

Re: Open real estate agent data generates vast new liability for ‘pocket listing’ brokers and agents

The sweeping generalities proclaiming "all" Pocket Listing and "every" Coming Soon strategy as near criminal and irresponsible is ridiculous.

Brokers, agents, sellers and buyers all adapt to market conditions in order to succeed. I understand why MLS's and their fans fear them. Their value proposition is vaporizing and apparently adapting to the market means vilifying and attempting to shame their dues paying members who don't use their platform.

If it's all about exposure for the seller, maybe it would be a good idea to not allow the seller to accept an offer until it's been on the market for at least 30 days so every possible buyer has a chance to see it. In our market it takes about 3 days for the MLS listing data to populate to Trulia, Zillow and Realtor.com, is it also borderline criminal and malpractice to allow the seller to accept an offer before their property listing appears on T, Z and R?

I agree that irresponsible business practices are wrong. Responsible Pocket Listings and Coming Soon marketing strategies have their place.

Re: Open real estate agent data generates vast new liability for ‘pocket listing’ brokers and agents

Should there be a law outlawing a seller from selling without using the MLS?
