This could be really useful, especially if I can get a better idea of demographics that visit a site, traffic to expect from running ads, number of leads others have received, etc. The more data the better.

I'm not sure how much the # of listings correlates with value for users or advertisers. As an agent, I want a site that can deliver leads and awareness. As a buyer I want a site that can help me find the best property for me. They are plenty of niche sites/services that thrive without having millions of listings, and there are many of sites with millions of listings that don't provide much value.

The SEO tactics are certainly a bit sketchy, but Trulia is on its way. If I'm an investor, this is a company I invest in instantly. Trulia is the one paid site we use that delivers a very positive ROI. $40/month to feature all listings is just a great deal.

A couple of thoughts:

Online/search marketing is the place to be IF buyers/sellers know to look "realtor in New York." But, what if part of one's marketing includes evangelizing the merits of a destination/community? (Think about trying to convince people to vacation in Key West instead of Hawaii.)

Yes, print absolutely makes no sense anymore. For us, it's expensive, doesn't deliver leads, and we can't measure it at all. The rule today - if you can't measure it, don't use it.

In what part of the food chain do you think Facebook sits for buyers looking for real estate? Do you think it comes before or after Trulia/Zillow? Also, how many of your past buyers are on Facebook?

I'm a little skeptical that Facebook is the best destination to place limited resources. On the flip side, it does seem that more and more people are using Facebook as a professional networking tool.

It'd be really interesting to see universities begin to offer real-estate packages. Imagine a scenario in which your son/daughter goes off to university, and you have the immediate option of instead of having your child live in a dorm to purchase an apartment/condo within walking distance of campus. Throw in some football and basketball tickets and a computer-lab and you might have a winning combo.

Another possibility might be to partner with developers to build properties that are centered around the game-day experience for alumni. Alumni moving back to their university cities, and they want to be immersed in the college culture.

in Trulia Goes Pro on Future of Real Estate Marketing
We've been utilizing Trulia Pro for several weeks now, and I must say that the results have been solid, although not stellar. Every week, Trulia provides the number of views that each listing received. They used to provide the number of clicks each ad received, but that's disappeared for some reason.

For $40/month, this is a tough package to beat. Trulia impressions are much more targeted than Google/Yahoo ads, so we feel its money well spent for the moment.
