With so many similar offers, a real letter can have an impact. I had a client many years ago who told me over and over she wouldn't drop the price. We finally got an offer and it was below list. I prepared the counter offer before I showed up. I presented the offer and said that I had a counter offer ready and she said no need. She had driven by while the cute family was standing in the yard. She wanted them to have the house. It's still an emotional transaction. But money will trump emotion 98% of the time.

I'd like to see those numbers include vacants. I bet the homes in San Francisco aren't worth holding open. The dirty little secret is that open houses help agents get leads. NAR came out in the early 2000's and said that an open house accounts for .5% of sales. If that is correct it means it takes four years of weekly opens to sell one house.

This is sad, back to interruption marketing it seems. I guess that is why commercials still are louder than the show I am watching. This makes the point that just because I don't like it, doesn't mean everyone else dislikes it. I won't subscribe to something if I don't know what it is. I don't even read the pop ups. I look for the X to close it. I also think all of the quotes written on pictures on Facebook are overdone but it keeps working.

Thanks John. As you know I'm often a private person, this was difficult for me but it was worth it. The comments and notes that I have gotten have definitely been worth it and I hope there are many that were touched by this and don't feel alone.

I thought the same thing that there was too much going on and people feel left out because they were busy that day. 4sq week is a lot better. It would allow more sharing between businesses. Only freaks like me can eat the same meal, pizza, three times a day for a week.

For normal people they won't and would be happy to be directed to another place that is offering 4sq specials even if it is for just that week. I think it is more likely to get people to try new places.

Businesses can promote other nearby non-competing businesses nearby and also competition that is further away.

This can create long term synergy with businesses they may not have known before now.

And there's my brain dump.
