How do you think the sellers market will last? Do you see the decreasing inventory as a "bottoming out" or just investors cleaning up the Bank owned scraps? How much further do you think CO Springs prices will fall?
I realize many of them don't have definitive answers, but if you had to guess, how far out is the CO Springs bottom?

boylan I wouldn't call it a Sellers market. I think the decrease in inventory is a
combination of investors and pent up buyer demand getting off the bench and
cleaning up bank owned inventory. I also think there is less discretionary
selling going on. Gone are the days of throw it on the market and let's see
what happens.

I think for the most part we have seen the bottom here in the Springs,
incoming troops to Fort Carson in conjunction with a saturated on base
housing situation should breathe some life back into our market, for a
while. I think the upper end Jumbo money, is going to remain soft for a
while, this is also where the most buyer opportunities are.

So to answer your question, there really is no single bottom. Lower to mid
priced homes appear to have bottomed out but the upper end could come down
further, if the seller can't wait out the market.

What about a "Costco " real estate brand. They could offer incentive packages based around products they sell. On a different note, just as Wal-Mart has done in many urban areas (for different reasons, I understand) is turn people off, at least partially to their brand, which usually paves the way for boutique service providers willing to go above and beyond what's inside the big box.

I've heard of Rental and Real Estate Agents tell their clients that they think by putting thier clients high-enjd property on CL, it will be ssen as a desperate act. I'm not sure if I disagree with this entirely as its easy to see how a potential buyers percetption is.
