Recently the Real Estate Commissioner in Georgia was talking about some of the most frequent filings against agents in the state. The most common complaint was the lack of communication from the clients agent. I think that can even be taken further, if an agent is not going to give feedback on a listing they have shown they should not be allowed to show the listing.
For the agents who don't want to work with buyers in the Atlanta Market just send them to me. I'll be happy to pay you a referral fee. On the other hand thank goodness my site is well optimized and generating quite a bit of traffic itself.

What is not understandable is how "Z" knowingly distributes inaccurate information in their BStimates and then sweeps it under the carpet with disclaimers and saying that they are a media company. Visitors to the site are not looking for disclaimers to read they are looking for information and by providing them with inaccurate information you are doing the entire real estate community a disservice. Shame on you.

Z has to understand that the listing agent has a written agreement with the seller to advertise the property at a specific price for a specific time period and includes specific terms and conditions. The only people who should be allowed to post any property for sale on Z or any other site are the seller or the listing agent/broker. Anyone else allowed to post the property is just gossip.

I went to the Neighborcity site and looked around. I actually found 2 of my listings on there fairly quickly. I was wondering how they refer buyers or sellers to agents as I saw no way for agents to enter any info. Also what kind of referral fees are they charging. The main question is why did the seller accept the second offer? Did both buyer's provide prequalification letters from trusted lenders with their offer? Which offer was more beneficial to the seller from a timing standpoint? I have structured transactions where our offer was lower than another offer on the table but our time frame was more suitable as we did not require the seller to move twice.
I don't think the agent did anything wrong by showing each buyer the same homes. He may have been more derelict in his duties had he not shown each buyer every home available that met their criteria.
Of course trying to guess what a court ruling would be is not easy, especially since we do not have all the evidence. If we guess that, due to the fact that Sam had each buyer sign a buyer broker, he probably is an ethical agent and did not disclose anything about either of the transactions to the other buyer, my vote is for NOT GUILTY.
