It's a very unique job because  every single adult you meet could be a customer (and those young adults will be some day soon :)  So, that fosters this always-seeking lifestyle for many agents.  The more aggressive your nature, the more this comes through in social media and in person.  I'm hyper-aggressive by nature, so I have to fight that back (how am I doing?).  Others are often way too passive (never closing the deal) and they need to let their salesmanship show a bit more perhaps.&lt;br&gt;&lt;br&gt;All social never closes (atleast not at the rate that it could)&lt;br&gt;&lt;br&gt;All close never works either (because it pushes everyone away).&lt;br&gt;&lt;br&gt;I think people want to see a whole person (=integrity).  One who can have fun and relate, but they also know how to get the deals done.&lt;br&gt;&lt;br&gt;&lt;br&gt;I agree with Sarah that you can really only have one online persona. The data is "out there" and pretty much beyond of the control of NAR and every other Realtor, agent or broker -- in a zillow/trulia world.  Attempts to control the Realtor's data feed just weakens our position relative to these other portals.&lt;br&gt;&lt;br&gt;I've not heard or seen anything that moves me even slightly from that position.  The argument that the buyer's agent (IDX lead recipient) can't collect and report the accurate property information makes no sense at all to me since that's pretty much the point of hiring a buyer's agent in the first place.  Don't you expect your agent to go collect accurate info for you about whatever listings you like?&lt;br&gt;&lt;br&gt;By commenting here, I guess I run the risk of exposing my incomplete knowledge of the subject.  But, here's the thing... Man, I love your blog!&lt;br&gt;&lt;br&gt;The problem with your Robneckian view is that the technology keeps getting cheaper|better|faster.  CRM and profiling may be trailing behind listing syndication, etc. but there is no reason why these tools can't work for us Kristians (btw, I prefer JesusFreak myself).&lt;br&gt;&lt;br&gt;I feel certain that google analytics and others can do everything I need (on rev 2011) in terms of anonymous IP tracking, etc.&lt;br&gt;&lt;br&gt;PLUS, as Redfin is finding out now, it's all about relationships with actual people. Sorry I didn't meet you in SF.&lt;br&gt;&lt;br&gt;1st, I'd like to point out that I was a great C student and thus, plan to "make all the money"&lt;br&gt;&lt;br&gt;I think that deep local market knowledge is the very best key to future success for Realtors.  The "true local market leader" will always have knowledge and insight that is highly sought-after.&lt;br&gt;&lt;br&gt;But here's the trick:  you have to maximize the number of potential customers that know about your "true market leadership" -- that's a marketing job.&lt;br&gt;&lt;br&gt;So, my suggested gameplan for success is this:&lt;br&gt;&lt;br&gt;#1.  find a hyper-local niche&lt;br&gt;#2.  REALLY know more than anyone else about that niche&lt;br&gt;#3.  Do great marketing to let people know (online focus)&lt;br&gt;#4.
