I would say the percentage is high.  The house I was at the other day was 100% (3 groups).  If you have an agent, I believe they should be showing you the homes you requested. I would agree that things are looking good for Chester County and that as a whole we've seen the normal ebb and flow of home sales, with no significant trends up or down.  9 months of inventory is just above what you would call a "normal" market, but that number has fluctuated up and down as well.
