Actually I agree with you here but for a different reason. Once you buy a house there is nothing you can do about the price. You are stuck with it. The mortgage, at least traditionally, can be refinanced or even paid off. If interest rates stay high then at least you are paying back with cheaper dollars. This is something real estate agents probably won't tell you. An C.T., you know where you can stick your banana.

man, this crazy spike in rates cant be good for the housing market, can it? i was getting pretty interested when confirming was below 5% and jumbos were at 6%. now with conformings marching toward 6% and jumbos going to mars, not so much. looks like another round of price cuts is on its way. green shoots, anyone?

Regarding AIG's sponsorhip of Man. United. The deal with Aon doesn't start until the 2010-2011 season. AIG's existing sponsorship deal will continue next season, to the tune of approximately $23 million US taxpayer dollars. I have been wondering where the outrage is over this. Do americans just not know about it? We could at least make the jerseys say "USA."

Every day is a new day in the world of high finance. Unwinding unsustainable levels of leverage, risk and investment returns is going to take a very long time. So far the US Gov has thrown over $8,000,000,000 at the problem. Yes that's Eight Trillion! As in Eight Thousand Billion! Not to mention, all this money has to be EARNED before it can be paid back and earned at sustainable levels of risk, leverage and return.

Anyone see 620 30th street? early 90s build at 1.5 million. Its a race to the bottom, and this one is the lowest priced in that area by about 100k. what a comp-buster.

sounds like they are both overpriced, but the one in the valley is more overpriced. here is where pricing will be before we see meaningful gains - competitive with similar rents...maybe even less. at 20% down, people will start to bite the bullet and buy. their downside will be limited due to the fact that they could rent and break even after depreciation. we are getting close, but not quite there yet.

Here's the thing: one only knows if you have a good location or priced right if it sells right away. It it doesn't sell then it's got to be the location or it's not priced right. Not to say that these things don't matter but.given that 90% of agents and 90% of owners seem to get this wrong makes one wonder about this real estate truism. To say tree section lots will settle around $900K is a sticking your neck out a bit, don't you think? We'll be calling you Agent 3/4 next year this time, I think. $600K for an average tree section lot is probably not in the cards but we now have $800K and I don't think $700K is too far behind.

I went through that house. Less than $100K and you have a decent tree section bungalow. Total price: $900K. Not too bad if you ask me. Not sure about financing but some deal could probably have been made given the capital requirements.
