Hummmm, no deals from print media since 2003, the phone doesn't ring, so all my advertising dollars go into the internet. The Ann Arbor News has shrunk in size and depth and not as effective. Many of them blog now, I haven't taken the paper in years, except during MI football.

Personally, as a Realtor for 13 years, I can't imagine any ( very few ) sellers answering those questions. I had a client moving from Maryland once, she wanted to know about the neighbors because they had a bad HOA before. Now how would even know that ? and even if you did, the liability would be tremendous. If you answered some but not all, wouldn't that be a red flag on the one's you left blank.
Food for thought or scary ? I vote scary to have much information out there.

I had to do this jump through hoops yesterday to set up a showing. I would tell them what I wanted and the response " We did not get your question, please tell us again"
After 3 tries into their call center, I hung up and didn't show the house. I don't have time for such foolishness, now it is in the realestate market. Thanks for the list. I have had it before but lost it.
I was trying to call my own bank about a pfishing scam.

I have asked that same question to many people and now you are asking it. With all the syndication, vflyer, point2 agent NLS, realestate shows, they all syndicate to the same sites, so who wins?

Which site will the listing show up in Trulia from vflyer, or realestate shows.
I dropped my enhanced listing package with r do c
I never get leads from it. Now Trulia wants me to do enhanced on it.

I agree big franchises are losing their loyality for buyers, but not sure about listings. I have a search site and I can tell you the buyers could care less if I am with REMAX. But, would they want to list their home with a no name company? That is the question I am trying to decide.

A lead is a consumer who visits one of my web sites and registers. They only become a client when we connect with them and start to help them. I have been following all the chatter and my take is the feeling people have that is negative is towards paying for leads.

I think some people TRIED lead generation companies and were not delivered on what they were promised so they are negative towards all companies. However, new people need all the business they can get and if it works for them they should not be condemned because they use ANY system to generate business that works for them.

No one should put all their eggs in one basket. Track, track, track.

As a basketball fan, I love the analogy. It happens to both sides.

I send out a follow up questionaire after a sale or a close. We ask people to be completely honest. We want to improve and we get a good response rate. We also include a self addressed, stamped envelope to send it back to us in.

How do you know if you don't ask.

Off topic... I was at the rec center today working out, and a commercial came on from not fedX buy the other one. It was like In Black and White, the guy was holding up posters. Have you seen it? I thought about you and the Zebra.

So good to see you again Daniel. I've had a few of those same thoughts. I've been speaking around Michigan and getting a great response. I know we are nowhere near critical mass as far as Realtors go but they are hungary to find out more.

Jay, I have a home listed now at 5%, from a relo company. When the sellers hired me, it was at 6%, I have had 2 showings since then, in 3 months. Before the sellers took their buy-out, I had at least 2 a week before that. In a buyers market, I believe Realtors do look at the compensation offered. I kept the listing when relo offered it to me, because most of my marketing and expenses were upfront.
I have had it painted, and staged since the original sellers moved out and it shows much better, ( too much country style) by the previous owners. I have discussed this with relo and they won't budge, company policy.
I have helped several families move here,(with this company) but this is my first listing with them. I'm thinking about offering 3% and me taking less, just to get this sold.
One of my buyers who transferred here, their house has not sold in OH, offering the 5%. She told me the same thing. Why would a big company want to pay all the expense of inventory and not offer 1/2% more? I just don't get it.

Jay, I have been a homegain subscriber for years, I am grandfathered in to not pay a monthly subscription. I do about 3-7 deals a year through them. I have had no problems except for 2 times when a client was already in my data base from another web-site and they still made me pay the 30%.

Now I am really, really careful when I submit a proposal.

In the Hope for Homeowners bill only 25 have closed, out of the 400,000 they thought would apply only 415 did. It was given to help refinace into gov't backed loans. It failed for many reasons as I posted today but mainly because of the requirements and the pay back.

If you have been reading all day, is this up to 15K required to be paid back?

Jay it looks great. Pt2 is one of my template sites too, basically for the listing syndication. I switched over in April from Number1Expert which I had had for 9 years.
Dakno built my new site and I was afraid I would lose PR and Google placement too, but I did not. They did a 301 redirect.

I wanted to do it for the last 3 years but was afraid to do for that reason alone. So glad I made the switch much easier to change things and create my own pages.

I've sold two houses sight unseen, one was a couple in Germany they found on the internet. His sister lived in Ann Arbor and I made her go to give her OK to them.

The other couple had been in town 2 weeks before and we hadn't found them anything, a home came on the market in a neighborhood they liked so I video'd it and they bought it.

Made me nervous when I showed it to them the first time, yikees what if they hadn't liked it?

If you use linkin you can download their tool bar and capture it right from the emails and it automatically adds to Outlook.
