You were quite generous in stating "average house" as most would claim the 1154 2nd Street property to be quite below average quality in terms of new (at the time of completion, any way) construction.

Horrible, but timely, joke of the day that corresponds to the second paragraph of this blog post:

Q. What do you call the trip that people took to see Alison at the comedy club?

A. A star trek!

in Westside Crashing? on Manhattan Beach Confidential
Actually, for me it has been good. I sold my house and moved to LA for a nice job and am currently renting. I will wait a little bit before I put downpay for a house. I think the timing has been good for me.

I like your analysis. If I have to pick, Lackwood wll not rise (not soon anyway), MB will fall. Just ask the MB builders who own new constructions.

I disagree with EMB Realtor. Drops in house prices occur slowly after stock market crash, going on for years. In 1987, the stock market crashed. The housing market crash followed later and continued till mid to late 90's. Using that as a guide, houses will continue to drop for a few years as stocks went down in 08.

My situation is similar to yours in every aspect. I am waiting as nice houses are still asking upwards of 2M and those lower-priced houses have significant issues generally. With one bad economic data after another, many buyers will want to wait and the sellers will have to lower their asking prices. I am waiting to buy those houses currently asking 2.2-2.6M for around 1.5-1.7M. I belive it will be possible by the end of the year.

But you cannot refute the fact that many houses have lowered listing prices multiple times (not all builder-owned). To me, that is a sign of distress. Otherwise, they would pull out of the market and just hold on until the house value doubles in 2010.

They must be kidding. Those are prices for SFRs in prime tree locations! I expect there will be open houses Sunday after Sunday throughout the year!

funny comment about the 'real wealth'...i totally agree with you in the 4+ range. ocean views, walkstreets, strand etc...these are trophy properties for the rich. walk the strand in the winter...how many have lights on at night? very few, they arent people's first or even second home. now go to the tree section and check out the 2mm homes...who owns them? lotsa young families over there, in their prime earning years. most of them are not pro athletes.

is that sarcasism? because we are haveing one. Well there is always a pep rally on Old Main lawn as a part of homecoming, but this year I think Joe Pa and team are going to be there.

I agree about wasting a whiteout. Michigan is 2 - 4 this season and just lost to Toledo. Come on. We are definitely on the way to over-doing the whiteout if we keep this up.

in Candidate op-eds: Yes or no? on The Editor's Blog

The only pieces I would consider worthy of print are from the candidates themselves. Interest groups and the party can buy space or use their surrogates for LTEs like they usually do. Feel free to limit the length, but part of a newspaper's job is to inform the public. Back in the good old days, newspapers used to publish entire political speeches and dedicate huge amounts of coverage to all the candidates. Sadly, MSM coverage of elections has become a joke. At least with local candidates a local paper can improve the situation. And do post them online, since fewer and fewer people read the print edition.

These things are awesome. Everybody how sees mine thinks it is the coolest thing ever. It is the best there is too since it is the only one that is RFID. (No batteries needed for the collar.)

It will pay for itself eventually too as power bills are a bit lower since I am not opening and shutting the big door all the time. (And God know the flap does just let the outside air blow in.)

To all...if your negative comments are based on the 5 second snippets you see here in this video clip rather than watching the "Factor" regularly... then your "Drinking the Kool-Aid" with the rest of them. Yeah...he gets angry at times with guests who are "spinning" the truth...but he's a champion of the people. Especially the children. Watch him...you'll like him.

in Interview: David Hoffman on CABAL Online and the Business of OGPlanet on The MMO Gamer
Cabal in both korea and europe were managed so much better than cabal in USA. OG planet made it almost a scam through lowering experience gained / drop rate just so you can purchase their items with real money. It is free to play, free to download, but that is beside the point of having to spend so much money in order to enjoy it. Many bugs are not fixed when it should be in Beta, but I guess OG planet rushed to finish beta so they can get the income. Spend some of that money to improve and give back to the community.

in The Power of the White Out on NittanyWhiteOut
I'm surprised you're counting the Alamo Bowl. Sure psu called another at the pep rally, but I mean come on. That dome was 80% Texas A&M fans. Plus, the psu fans that did come wore even less white than people at the Outback bowl. Also give psu fans some credit...Tennessee fans did not "outnumber lion fans by a large margin. I was there and 'studied' just that. It was really hard to tell who had the advantage and I just called it a 50-50 split.

Nevertheless, the whiteout does seem to help our team (and others). Whether it produces wins or not, it energizes the fans and the players.

in The Power of the White Out on NittanyWhiteOut
Where do you get the 5-2 white out record? From my understanding we are only 3-3 with it. (wins coming from osu, wisc, and nd) (loses from purdue, mich, osu). Well I suppose you could count the Orangle Bowl victory because that was a called-in-advance white out. The Outback Bowl was declared a white out at the pep rally the day before, but white wasn't overly dominant in Raymond James Stadium.

This article (http://www.pittsburghlive.com/x/pittsburghtrib/...) says,
"
According to D'Elia, Penn State first tried the White Out during the 2004 season, when Purdue came to town with Heisman Trophy candidate Kyle Orton at quarterback. Orton struggled, and Purdue was held a couple of hundred yards below its average in total offense, but the Boilermakers won, 20-13"

in COMMENTARY: Obama Leaves No Aftertaste In Rural America With ‘Bitter’ Remarks on The Iowa Independent
Are you a member of Obama's Staff? Interesting spin.  Ethanol subsidies are not a long term answer for the American farmer but you immediately dismiss JM's position.  It is no surprise, you appear to be a liberal and I would not expect a liberal or a journalist to truly understand business or economics.
