Great advice on the use of pre-printed form contracts. One size does not fit all.

This is definitely not good for sellers. Here in Florida, I have several clients that cycle through houses every 2 years for this tax exclusion. I sure hope we don't end up with a new president that wants to double the capital gains tax.

I am so irritated with Microsoft, that I am willing to try anything that directly competes with them. That being said, I am pleased with the previous version of FF, but 3.0 seams to have slowed down a bit.

I agree with the local boutique agency. With reports that now more than 70% of all buyers start out looking online, the pull of a national broker has less and less weight. it used to be a selling tool that you had offices all over the country, but now it means next to nothing (to the consumer anyway).
