Although that $1.1 million condo is overpriced.. it is more than 3x the size of the apartment in new york, has a huge patio, in a more modern building and when factoring in currency costs 30% less.

Take a look at the floorplan of the 600sqft new york apartment you linked to.

Excellent call on the inventory for this year. I have continually been surprised at the decreasing inventory and this month is no exception.
From Truman`s stats (SFH calgary/edmonton)
June 2008 6543 / 5313
June 2009 3395 / 2719

At this point a wouldn't be surprised at YOY price gains this winter (previously i said -7% YOY for Calgary) although I would expect that would go back to flat or negative by the spring of 2010 due to weaker sales.

Its very difficult to see a supply crunch similar to 2006/2007 because there is slack in the rental market with higher vacancies and the building industry is nowhere near full capacity like they were during the boom.

The question was what is causing you, jim_s, so much anger in general.

You description about blog polarization is incorrect. I can provide many examples where I have honestly identified positives for the market (they do exist, try to name one) and disagreed with bears while I was renting. Also I have recieved postive feedback of my blog from the administrators of the Edmonton Real Estate Blog as well as bears. Mike Fotiou runs a fairly neutrual, possibly even bearish blog and Bob Truman has presented viewpoints from worldclass and Garth turner. While I was running my blog (which is a lot of work, btw) I have only deleted over the top personal attacks from hostile people directed towards the opposite side, even though I was a renter

I agree the only way for oil to continue to increase would be a continued move away from the US dollar and not from actual economic growth.

Its possible that $30 oil was too cheap relative to the depreciated value of US dollars even taking into consideration the economic crisis.

Higher interest rates will cause higher payments. I dispute the claim that payments will remain constant as interest rates rise.

Edmonton sales in May were fairly good. Not as strong as the boom years as there were two past years with higher sales. (2009 and 2007)

Its likely that June will be a record in terms of sales in Edmonton.
