She put 50% down on her home two years ago. They kept screwing up her escrow account - holding more money than they should, and not wanting to refund the money. As in not too high - not too low. Pretty tough to do that with a $1 list price.

Next, where is the upper limit to this scenario? In a normal listing agreement, I will have a list price that earns me a commission - regardless if a transaction takes place. All that is necessary is a willing, able purchaser at the list price... and I have earned a commission. How do you secure THAT in this $1 listing scenario?

I also agree that the list price would leave out all the buyers that are searching within their price range (of which this listing will not come up on the radar) so I find that flaw pretty major.

A buyer's agent should not have to do a Market Analysis on every property they wish to show. Only on properties of which they are going to prepare an offer. It's the listing agent's job to do the Market Analysis to set a reasonable and acceptable offer price.

But that's just me. Others are more than welcome to disagree. :)

Re: From Meme to You

Isn't it funny how the arts keep making their way into these memes?

I bet it would be interesting to see what other lawyers would do... had they not become lawyers... :)

Thanks for the insight.

Re: How Video Makes Real Estate Agents Stand Out

Video, done well, can be a great vehicle.

Back in 2003, I invested $15K in video equipment to do first-class streaming video tours. Issues that are consumer-oriented. Communication with my potential business audience.

BHB is a national collaboration where the audience is usually others in the real estate business.

I don't worry about whether a post would benefit my blog more than the collaboration. I only care about where a post is more appropriate.

I am not a great writer, and the words don't come quickly... so having these two venues is more than enough to keep me busy.

I do find it interesting that Sellsius uses the "group-think" concept to each post. I would have thought that to be more difficult.

Re: The Lights of Blogway: Deconstructing the Group Blog

I believe I own my content - unless I sell the rights. :)

I find it difficult to write for EITHER blog.

The questions you pose are great questions... just not ones I have put a great deal of thought into.

As far as enhancing the brand - if I am helping enhance Bloodhound... that's cool. I would hope that any contributor would be enhancing the site for which they are affiliated.

Monetization? I guess it's like MySpace and YouTube. I don't see the needle moving one way or another.

While Obama was claiming what he stood for, McCain spoke of the actions he had taken. No real slam on Obama... he just hasn't been around long enough to talk about what he has done - only what he wants to do.

And while McCain was pointing out what he had done, such as his co-sponsored bill to reform Fannie and Freddie, he failed to show how his leadership on those issues resulted in a benefit for the country... other than the surge in Iraq. Like Obama, to be for or against something without creating a coalition doesn't really help you.

So once again, I say I don't believe this has moved the needle much. Kinda like the conventions... I just see a tightening of the ranks, and not momentum to one side or the other.

Re: Are Most Realtors Idiots When It Comes To This?

I can't comment on Ed McMahon's agent's abilities - or lack thereof - but I can guarantee you one thing... if the house isn't worth anything near the asking price, it's not going to sell no matter what your USP is.

Re: What are you doing now Sukhjit?

Hey Sukhjit!

Love the vid - it's a sweet and sour piece... some good times; some bad times... but you are making the best of it.

I also love the layout of your blog. Our education system is held hostage by the NEA, a union that supports Democrats exclusively. Democrats want to maintain a government monopoly on primary education/indoctrination.

2. Our corporate taxes are much higher in the US than virtually all of the industrialized world. Democrats demonize corporate profits and want to raise taxes on them... including Obama.

2b. Our infrastructure does need improvement. I have not studied the issue to comment on this.

3. Our health care costs are high... and many of those costs go back to everything from the cost of liability insurance to the cost to educate our medical professionals. Democrats have not helped to reduce the cost of education nor have they helped with tort reform. In fact, they have prevented reform.

4. Leaving our borders open to gather votes have been the hallmark of many Democrats. I won't say that closing the border is a good idea - but securing the border IS.

5. Stem cell research is not being forced offshore. The federal govt. actually funds some of it. Government does not have to fund ALL research. Religious fanatics oppose federal funding of embryonic research. Big difference.

6. We do need a technology czar who can help to modernize the various levels and functions of government. The government needs an overhaul, and such a czar would help facilitate it.

What is unfortunate is the entrenched views of both the right and left that keep us from truly moving ahead. There are good ideas on both side to draw from.

Re: My fellow Democrats

The world wants us to vote in Obama.

That, alone, should be enough to pinch your nose and vote for McCain.

Re: Is this political race showing the ugly side of Twitter?

Maybe we need an episode of Push My Unfollow.

:-)

I saw the same activity as you, Mike. ($210K instead of $442K) I caught the error, and had her go in and fix it. Well some AVM's are showing both prices (for the same day) so I don't think they got that info from the tax records, as those records were always correct.

Zillow doesn't have the tax records (even though the transaction closed in February) and shows a market value of $252K.

I tried realestateabc, but their system kept timing out for me.

I, for one, am not threatened in the least by these AVM's.

Sen. Isakson's amendment was particularly thoughtful, as he was a real estate broker back in the late 70's when the housing supply reached three years.

It was governmental intervention that got us into this mess... so I guess I'm not surprised if they dig the hole a little deeper. Or a whole lot deeper, for that matter.

Doug Quance´s last blog post..The Atlanta Housing Crisis Continues To Claim More Victims

Re: Realtor Feet: A Quick Photography Lesson. After a while, I finally told him that if he called me again about a listing that I did not have - I would call his broker.

I still can't believe I had to go there.

Doug Quance´s last blog post..In Observance Of Memorial Day

Re: May 16th Phil Hendrie Show Flashback

Great show!

Gotta love it when Phil has to break down and let the caller in on the spoof.
