Hi Lane,

Jumped from AG to your site and really liked the photos of the model railroads. I am a model railroader myself and have two layouts in my home (which my wife does not appreciate) - one is HO and the other is N scale. Nice relaxing hobby that allows one to use various skills sets or develop new ones.

Older history - I can remember looking out of my Father's office window, when I was young person, and seeing a plaque on a building where the first anethethesia surgical was performed. The original building was not there, but replaced by a financial institution. In later years, the plaque and building were demolished in the name of progress. Today, I don't think any knowledge of this event is noted in public. However, if someone visits Boston and they stand in front of 18 Tremont Street and look across the street they will know where this momentous occasion took place.

We truly should preserve history for coming generations to remember where man has been.

In today's real estate market - interior condition is unzillowable. Many homes in the "distressed" state have many negatives which prospect buyers might want.

Another unzillowable is the historical pricing within a neighborhood versus another neighborhood.

An assisted living facility that participates in a Medicaid program, does have to comply with certain Federal laws, due to funds being received thru the Medicaid program, which falls under the Social Security program.

Under Florida Statutes Chapter 400 Part 3; Florida Administrative Code Chapter 58A-5 et seq.

"Admission/Retention:
Continued residency. Additional criteria affect continued residency. In standard assisted living facilities, people who are bedridden more than seven days or develop a need for 24-hour nursing supervision may not be retained. Residents with Stage II pressure sores may remain if the facility has a limited nursing license or the resident contracts with a home health agency or registered nurse.

Agreements:
Resident contracts must include a list of specific services, supplies and accommodations provided, including limited nursing services and extended congregate care services; the basic daily, weekly, or monthly rate; a list of any additional services available and their charges; a provision giving at least a 30-day notice of rate changes; rights, duties, and obligations of residents; purpose of advance payments or deposits and refund policy; bed hold policy; a statement of any religious affiliation; and a notice of transfer if the facility is not able to serve the resident."

The key issue is that none of us know the resident's true medical condition and a resident's medical condition can change in such a manner that a higher level of patient is required. There is a contract between the patient and the facility and we do not know the clauses within that contract, however, it probably has specific criteria for continued residence and conditions for discharge.

Joseph - think you might have only hit the tip of an iceberg on this article. Depending upon the locale the seller might be facing possible permitting, penalties and fines for not obtaining the proper local permits for the modifications of their properties. In some cases these could exceed the annual real estate tax bill.

Another aspect worth noting is that the buyer may unknowningly purchase a property without the proper permits and inherit the responsibility of permitting costs, penalties and fines. Guess that gets back to the aspect of "let the buyer beware."

Recently, old Hollywood small screen stars are pushing lots in various communities through out the United States. You can see the ads for Arkansas. Kind of reminds me of someone trying to sell Florida swamp land or the old days of GDC and Deltona promoting "your retirement home in sunny Florida."

Stumbled across this post today and found it interesting that someone would charge for accessing a blog. When checking out the link to the blog - it no longer goes to the blog. It appears that he is parking the blog or trying to sell it.
