I 'll believe it when I see it pretty much sums it up. Personally I think it would have been good for the housing market and would have driven sales and everything else that follows when one buys a home.
I guess our industry lobbying efforts were not as good as some others.

There is no doubt your brokerage will be a success. No matter how bad the market is currently - someone who provides exceptional service etc will service will survive.
I am sure it is nice to be able to not have to answer to anyone except the wife!

Hey I just thought that was a heat map showing the best places to live in the USA.
On a more serious note it still looks like Florida and the southwest are still burning up. Good to see Phoenix made a slight improvement. Orlando went up a couple of percentage points or maybe that was just the mercury rising.

As long as your picking and selecting who advertises on your site- I do not have a problem with it. You have worked long and hard to gt to the point you are at and there is no reason not to proft from it if possible. I think the big thing is being in control of who advertises because it is like you are giving them an endorsement. Is it any different than recommending a lender to a clent? I do not care for targeted text ads on blogs and agents websites.

The first timeI saw your new look I was on a computer using IE6 and I thought there was a lot of white space in the header but thought it was a work in progress. Looks much better in firefox. I have to upgrade the computer i was on . It had just been reset to factory settings from a crash.

I think you hit it on the head with this one. It is tough enough to do one thing good forget trying to do both. I always wonder of the agents who do both are they truly getting the best financing deal for their clients.
I also prefer to recommend clients to excellent lenders that I know will take care of them and get them the best deal on financing.

It had to be a good feeling to be able to walk away. I wonder what the sellers are thinking now?
A colleague of mine had a full price offer on a listing and the seller would not concede on the closing date. It ended up costing the seller 30K when it finally did sell.

People in trouble with their mortgages need to be proactive and call there lenders and get the ball rolling. No a work out will not happen for everyone but some people will be saved by this.
It is not an easy process nor a fast one. A friend of mine applied to get a work out and it took over 90 days to get a response and unfortunately that was a negative one.

The biggest mistake most sellers make is with the initial pricing. They have to get it out of there heads that they have to leave room to negotiate. You need to price it right from the start.
As you mentioned many sellers just follow the market down with their price cuts but never get to the point where it will sell. Price can sure make up for a lot of negatives. Every property has a price it well sell for it is just most sellers are not willing to go there.
