I entered the field of real estate when I was short on the rent...it's quite a funny story...I was encouraged to place a small wager on a sure thing ...never having placed a wager on a horse before and learning of this sure bet from lead guitarist of a rock and roll band, .I decided to take my rent monies due in 3 days thinking the 1000 to 1 odds were in my favor...together we drove to Belmont to place our bets...needless to say this sure bet had to be put down after it injured itself coming out of the gate ...it was later discovered that the horse had been drugged!!!...after losing my rent monies on this wager I telephoned my landlady to tell her I would be late a few days on the rent. My landlady scolded my stupidity and encouraged me to help her lease one of her vacant units in one of her buildings in exchange for the rent due...the rest is history...

Once the offer to purchase for less than owed is approved by the sellers lender, the sellers lender typically will allow the buyer 30-60 days to close. A maximum of two extensions with a valid reason for the delay can be requested by the buyers agent on behalf of their buyer or another offer will be presented to the servicer by the short sale listing agent. That should give the approved buyer plenty of time to close. Removing any liens prior to closing is required of the seller. 2nd notes are required to be negotiated down by the listing agent and FNMA and FMAC now guarantees $6K to allow the sale for less than owed. I've never had a sellers second lienholder deny a short sale since if they deny the short sale to proceed they will not even get $6K. As per servicers guidelines, they are only required to pay up to 6 mos HOA dues if the sellers are in arrears. The listing agent should encourage the seller to remain current on HOA's till closing. Relocation assistance monies granted to the seller is/can be used to pay off liens such as outstanding HOA fees to insure a successful completion of the short sale vs a painful foreclosure.

There were 596 Defaults recorded in June and 880 in July, an increase of 284 filings from last month. From August 1st through the 8th there were 251 Single Family Defaults Recorded and 64 Condo, Town Homes, a total of 325
