Probably even more surprised that both the current seller and listing agent are so completely off the mark.
"What you paid" has nothing to do with the current market value. For that kind of moolah, you can get a walk street 30x90 with a view. The only downside is that you may need to walk a few more blocks to get a drink.

Re: Weekend Opens (2/25-2/26) | Manhattan Beach Confidential

217 9th is vacant by the way...guessing this one may be in trouble??

3108 Vista has been on and off the market for years. Really smart (and more accurate) the way you adjusted the data.
If I was a buyer, knowing that the median was $800/sq ft, would be a very useful negotiating tool. In other words, if I am considering a property and it's priced at $825, I'd want specific rationale why. In most cases, the overwhelming factor is location.

Re: Low By the Foot | Manhattan Beach Confidential

I know 301 16th is on Highland. I said 3 are on Highland.

Anyway, I would not even use these as "comparisons" since almost every one of them has a serious flaw. Take for instance, 4104. No only is it on Highland, but the layout is absolute crap, the finishes are Home Depot (tile kitchen) AND it comes with a freegin' tandem garage. Could you even imagine being the blocked car and trying to negotiate pulling out onto Highland in the morning?

The reason the ppsf is so low on these properties is more of a function of inherent issues and not so much the MB market.

Re: Low By the Foot | Manhattan Beach Confidential

MBW, The majority of these examples have serious issues and using them as ppsf indicators isn't a good idea. 3 of them are on Highland Ave, one of them is across the street from a school and in bad shape, etc, etc.

Re: Former Speckie Undersells Current Speedies | Manhattan Beach Confidential

Rumor going around that curiousgeorgian bought 1901

Re: Another Non-Cut at 36th Place | Manhattan Beach Confidential

The best approach to establish a value on 462 36th Pl would be to determine lot value and subtract the cost to demo....

Re: Quick Change, Small Change | Manhattan Beach Confidential

Clearly, the seller is nuts.
