For example, the LA County Assessor has an excellent website which answers most questions regarding new construction. Only on rare occassion does one have to contact the SBOE attorneys to correct the assessor's office or clarify ambiguities.  Your speculation about home owner exemption, new construction and assessment is wrong. There's no beach;&lt;br&gt;2.  It's 45 minutes to the airport;&lt;br&gt;3.  If you want anything, you must drive to it;&lt;br&gt;4.  It's a totally different vibe than MB;&lt;/p&gt;&lt;p&gt;These are a few.  Is it a great place to live?  You bet.  Are the lots bigger.  Oh yeah.  There are many pluses.  But, it is a different life style than MB and it is difficult to monetize the difference.  I grew up always wanting to live on the cliffs.  But having lived in MB for many years I would rather live in MB than PV. I believe that 99% of the dog owners are responsible and pick up after their pets.  Unfortunately, it only takes one irresponsible owner and one piece of dog crap to screw everything up.  Also, after a dry spell (ie. all summer and fall) the urine smell becomes a problem on the Strand.  Dogs on the beach?  Fagetaboutit.&lt;/p&gt;&lt;p&gt;Oh yeah, the bikers.  Again, most are responsible, but it only takes one to hurt you.  My biggest worry is small kids crossing the bike path.  I've seen too many close calls and someday a kid is going to be seriously injured.
