Most of the suggested language here could easily come off as patronizing. You're never going to work in a place where there are other people around you and avoid dealing with people and their habits or style of communicating. I have found that a longer-term approach works best for things like a grouchy or disruptive co-worker, with a direct yet compassionate approach for a immediate concern if really necessary.  When you're direct you're also transparent, and that's usually appreciated in the long run. Especially the suggested statement "I know that xyz, but...[insert clause that completely disregards the former acknowledgment.]" is a classic manipulation that says you really don't care about what you just mentioned. "You remind me of myself at your age..." This is similar to telling a distraught first-time parent with a baby who won't sleep more than 30 minutes at a time to "enjoy the time when they're little because it goes so fast."
