Perhaps if you could see how this affects people who need protection form the avarice of landlords and Equity Groups you would perceive it differently than I imagine you do. Many are seniors who make an extra effort to come to hearings and public events to have their voices heard...they will not be silenced!&lt;/p&gt;&lt;p&gt;Rent regulations are necessary to maintain balance in the city. Deregulation of housing which will not happen any time soon (never say never) would cause millions to be homeless...adults, seniors, children, disabled and many pets as well and I don't believe the city will allow this to happen.&lt;/p&gt;&lt;p&gt;As for "Joe the Plummer"...I mean Joe Grocer... "Joe Grocer" is going out-of-business because his GREEDY landlord RAISED his RENT! "Dictator Bloomberg" must go!&lt;/p&gt;&lt;p&gt;The wealthy shriek when there is any redistribution of wealth for the needy (food stamps, medicaid, educational subsidies, etc.), yet celebrate the "upward redistribution" as mentioned above. Tax-abatement/credits, gov't subsidies for industry (tobacco, Agri, Pharma etc.), public funds for R&amp;amp;D which results are offered to the private sector where they use the knowledge garnered at our expense for their own profit, not for the betterment of the common good, BAIL-OUTS/BONUSES for corrupt bankers, Corporate welfare, the health-care INDUSTRY (once a profession), the raping of public lands of its natural resources...the list goes on and on. All funded with tax-payer dollars.&lt;/p&gt;&lt;p&gt;What happened to "Yankee stadium"? Paid for with tax-payer dollars, it is now called "Citi Field"...how repulsive. The name alone assaults my sensibilities. Ironically, the very people whose tax-dollars paid for it cannot afford to enjoy it.&lt;/p&gt;&lt;p&gt;What about Coney Island? Once a refuge for the "common folk", will soon be home to luxury condos and the likes of those who would live there. Will they own the "public" beaches too?&lt;/p&gt;&lt;p&gt;Where you mention the ware-housing of apts...you're absolutely right. If the crocodile-teared landlords crying hardship can warehouse apartment units for ANY length of time, then they are not suffering any hardship. The obvious truth is that they would rather keep them vacant and write them off as losses b/c they can't rent them at the rates they are asking (waiting for the wealthy to move in)...better empty than to rent to the poor or middle classes.&lt;/p&gt;&lt;p&gt;Then of course, just ask Senator Pedro Espada what to do with NYC's low/middle income workers. His solution...send them to Sullivan and Ulster counties, to ghost towns, where they can commute to the city daily to serve the needs of the well-to-do... click "tougher than initially expected" in the body of this article, scroll down to "Democratic Dissidents" and check out the eight (8th) paragraph.&lt;/p&gt;&lt;p&gt;To him I say...F**k you, Espada, you "turncoat". It's so sad the people you duped into voting for you don't know your true nature. Why? Because this is where we went to school, got married, raised famlies and developed social networks.&lt;/p&gt;&lt;p&gt;You say..."So many homes are vacant in other part of the country" Really? Well, I wonder why that could be? &lt;br&gt;Could it be...that people have abandoned their homes because there might be some nearby environmental pollutant that is making  them ill or worse killing them? &lt;br&gt;Or perhaps the homes are vacant because there are no jobs to be had so they left before they starved. &lt;br&gt;No, wait, let me guess, so many homes are vacant because they're in forclosure! &lt;br&gt;No, not that... then perhaps the area of the vacant homes is an alien recruiting site; you know, little gray men swooping down and abducting the people of the homes leaving the homes vacant. &lt;br&gt;But what I really think is that the homes you're describing are the homes closest to your own and that's why there is no one around.&lt;br&gt;Some people believe stupidity is contagious; I know sarcasm is.&lt;br&gt;Don't worry , no one will get "rent controlled "apartment in NYC...least of all you.&lt;br&gt; NYC is our home! You left yours, too bad. I don't want to leave mine!
