Great article. As a father of two boys I also now think of items I want in my wardrobe that check all these boxes and that I could also pass down to them when they leave the home. I have a hard time thinking of a better gift I could give them at that transitional time in their life...

I think Liam's correct. Also, the cafe across the street just sold with some connecting lots and could be as many as a dozen more units in a mixed use project if they pursue it correctly.

It's not, but thanks for the nod. These are buddies of ours that built some of our projects in the area. We gave them the lead and sketched out the design. Can't take credit for the material palette though. The units are wide and bright inside. Turned out to be great rental units.

Agreed on corner building. 4-5 stories should be easy to justify. It is nice to see some smaller multi-units with a bit more density than exclusively townhomes. It will bring lower price points to this growing area and more life to the vacancy surrounding. Best of luck getting this one off the ground. A welcome improvement.

Agreed with WBTC. Unfortunately the re-mapping is not complete and even when it is, may not be aggressive enough on higher density from what we've seen enacted so far. That's not really the Planning Dept's fault or the ZBA. The high priority corridors are going first and the rest like this plot will poke along allowing more single family development to be passed easily.

In the meantime, who has direction or authority to enforce quality planning (specifically higher density and more mixed use with less parking) in these neighborhoods between the new code and the re-mapping. You could argue that the ZBA should be shooting these projects down and demanding higher density, but who will give them that direction now? Politics will likely not allow it. If any one of the Mayor, Council or Planning steps up, there are too many to oppose them.

As far as whether low density development now is better than nothing, I'll leave that alone for now.

Huge fan of the all blue, casual suited look. It's a go to on a weekly basis for me, but your last look here is taking it to the next level. It's the details that make this look inspiring: Topping the look with a brown hat to play off the brown shoes. Extending the all blue to the socks. Matching a casual pocket square to a casual shirt peaking from beneath the sweater. Layering the shirt, sweater and jacket at the sleeve. Using a gold watch that pops in the middle of the look and breaks up the blue a bit. Perfection.

I've been wanting to test out a roll neck and this post has given confidence to try Uniqlo before investing in something more expensive. Thanks for another inspiring post!

I've been buying my son girl's derby's since he has a strict uniform and the black boy's thick, chunky options look terrible. He doesn't notice the difference and doesn't look like he's wearing orthopedics while still technically obeying the dress code rules.

I've had the opposite concern on joggers. I feel the look better with a little break or even a bit of bunching on average guys. At 6'2" all pairs I've tried fall dead straight and give too much of a street vibe that's not quite me... Liking what I see from Boswell though for taller gents.

Excellent work on the new site gents. It's cleaner, easier to navigate and drives people clearly to your best categories and content. The wide format photos make the site, including the seamlessly edited 3-wide shots from the studio. Really can't praise the photography enough...

Lastly, having a bit of blogging experience also, I'm blown away by the work that went into changing the name of the site, re-catagorizing posts and updating the style guide. The mystery of the site being down for a few weeks is solved. Just a ridiculous amount of work to update all old posts while maintaining old links and SEO. Bravo.

Matt - Thanks for inquiring. Unfortunately that property changed hands right when we started building and our negotiations with the new owner have fizzled on that front. Direct contact to the new owner who is actively trying to rent out the property is probably the only hope. That corner is useless to an owner as it's not possible to park there...

Thanks for the post guys. We're actually thinking of making those corner apartment buildings into for-sale condo units as we have a waiting list of people interested in buying for the next phase. We'll keep you posted. Some artist panels should be going in on those entrance railings in the next few weeks that we're pretty excited about as part of the City's 1% for Art program.

Agreed on lack of commercial viability here for now, at least not without some serious creativity and/or forward thinking tenants, but allowing a parking lot literally a stone's throw from a major transit stop? Sending the wrong message and stifling density and opportunity along Front for years to come IMO...

On a positive note, great to see Hope St transformed here.

Very comprehensive post on a staple most of us should be working on more most likely. I'd argue that cotton/linen could be moved up higher for those of us striving to wear suits more year round that also don't want to drench them in our own sweat. Would also love to see complementing posts in the future with a top ten for those in more casual/creative fields who may never want to or need to own a solid navy or grey suit...
