My husband and I have reached the conclusion that the only way to safely evict someone is through no-cause, except in the event of non-payment. The only times we've evicted for other reasons--violent people or their friends scaring the bejeebers out of the other tenants with their fights, not to mention destroying the apartments they were in--they've come back with lawsuits. Yes, they did it with outrageous lies, and yes, we would probably have won, but it would have cost, literally, tens of thousands to fight. We ended up settling out of court, which still cost us thousands, while the tenants continued to live on the property, doing more damage, and literally threatening other tenants with beatings. We've always kept our rents artificially low, because we don't believe in gouging, and we love our properties, but with the current moves to make things easier for renters by making things much harder for landlords, we're doing what many small-timers will do: selling out, getting out.
